Centurion Warehouse Heating

A large warehouse in Centurion needed steady hot water and controlled air heating for day and night operations. Ai-TEC designed, supplied and commissioned an industrial boiler package that kept temperatures stable without wasting fuel.

What the Centurion facility needed

The client was a warehousing and distribution operation in Centurion, handling mixed goods with a busy receiving floor, storage aisles and a section that needed warmer air for staff comfort and product handling. Their existing setup could not hold temperature through early morning starts, especially during winter when the metal building shell cooled down overnight. They also wanted hot water available for washdown and process support, without relying on a patchwork of heaters that kept tripping when the load increased.

We were briefed to supply an industrial hot water boiler package that could support controlled air heating across the main facility. The brief was practical: fewer cold spots, faster warm-up in the morning, reliable operation during load shedding and a system that could be maintained locally without long stoppages.

  • Location: Centurion, Gauteng
  • Facility type: large warehouse and distribution space
  • Primary need: controlled air heating with hot water support
  • Operating concern: early morning temperature drop and winter heat loss

Site constraints that shaped the design

The building had the usual warehouse challenges. The roof volume was high, the floor area was open and the heating load changed through the day as loading doors opened and closed. There was also limited tolerance for downtime, so any plant work had to be planned around receiving hours. The client asked us to work within a tight service window and to keep the changeover clean, with no extended interruption to operations.

We also had to factor in Gauteng power interruptions and the cost of running plant inefficiently. A basic on off arrangement would have burned too much fuel and caused uneven comfort. The better answer was to pair the boiler package with controlled distribution and proper combustion setup, so the plant could track demand rather than fight it.

  • Limited shutdown window for installation
  • High roof space and open warehouse volume
  • Need for stable performance during power interruptions
  • Requirement for practical maintenance access

The boiler package we supplied

Ai-TEC supplied and installed an industrial hot water boiler package sized for the site load, with controls set up to feed the air heating circuit and hot water demand from the same plant room arrangement. The package included the boiler, circulating components, safety fittings, flue connections, controls and the pipework interface needed to tie into the existing heating distribution. We also checked the water side closely, because poor water quality can shorten life in a plant like this very quickly.

The system was selected to give good turndown and steady response. That mattered in Centurion because the facility did not run at one fixed load all day. The warehouse could need a high heat-up rate in the morning, then a lower holding rate later once the internal temperature stabilised. The controls were set to support that pattern without overshooting, which helped keep fuel use in check.

  • Industrial hot water boiler package
  • Controlled air heating interface for warehouse volume
  • Circulation, safety and control components included
  • Water treatment support recommended from day one

Installation and commissioning over four weeks

The work was completed over four weeks from mobilisation to handover. Week one covered site measurement, final layout checks and setting the shutdown plan with the client. Week two focused on fabrication prep and on-site positioning of the main equipment. In week three our team completed the mechanical tie-in, flue alignment and control connections. Week four was used for flushing, testing, combustion tuning and final commissioning.

The handover included operating instructions for the facilities team and a maintenance plan with attention to water quality, burner adjustment and periodic inspection. The boiler was not just started and left alone. We checked its response under different loads and confirmed that the air heating side could hold the warehouse at a steady working temperature without short cycling.

  • Total project duration: 4 weeks
  • Included shutdown planning and phased installation
  • Flushing, testing and commissioning completed on site
  • Operator handover done with maintenance guidance

Results on the warehouse floor

Once the plant was running, the change was clear. The facility had a more even temperature profile across the main floor and staff reported that the early morning start-up period was easier to manage. Product handling areas stayed more stable as well, which reduced the stop start feeling the client had before. The hot water supply for washdown and support tasks was also more dependable, so the team was not waiting for equipment to recover between jobs.

From an operational point of view, the biggest gain was control. The client could now run the heating system in a way that suited the day’s activity instead of working around the limits of undersized kit. Fuel use was managed better too, because the boiler and controls were matched to the actual demand rather than being oversized and wasting heat when the load dropped.

  • More even temperature across the warehouse
  • Improved morning warm-up performance
  • Reliable hot water for washdown and support tasks
  • Better fuel control through matched plant sizing

What we would do again on a similar job

If we were repeating this project for another Centurion warehouse, we would take the same approach: check the building heat loss properly, size the boiler package to the real load, and plan the controls around how the facility actually works. Too many heating systems are built around theory and then struggle when the doors stay open, or the plant has to recover after a cold night. Practical sizing saves time and money later.

We would also keep the maintenance plan simple and local. In Gauteng that means making sure spares, service access and water treatment are sorted before winter pressure arrives. A boiler system in a warehouse is only useful if it can run day after day with a technician available when it needs attention. That is where our Jet Park base and Gauteng service teams make a difference.

  • Start with the real heat loss, not a guess
  • Build controls around daily warehouse use
  • Keep maintenance access and spares practical
  • Plan for local support before winter arrives

Local support from Jet Park to Centurion

Ai-TEC has been working on commercial and industrial heat plant since 2009, with service teams operating nationally and a Gauteng base in Jet Park, Boksburg. For this project the client dealt with our operations and project team through the full job, from the first site visit through to final commissioning. That meant one point of responsibility and quicker decisions when site conditions changed.

We continue to support boiler servicing, calorifier maintenance, inline heater repairs, incinerator servicing, combustion tuning, refractory relining, water treatment support, annual inspections and emergency callouts. For facilities in Centurion, Pretoria, Midrand, Sandton, Germiston, Boksburg and Kempton Park, that local response matters when production cannot wait for a problem to clear itself.

If your warehouse or industrial building needs controlled heating, hot water support or a better boiler setup, we can assess the site and recommend a package that fits the load and the budget.

What clients say

Questions we get asked

Can a boiler package heat a large warehouse evenly?

Yes, if the boiler, controls and distribution are sized properly for the building volume and door cycle. The key is matching output to the real heat loss, then tuning the system so it does not short cycle.

How do you handle load shedding on a heating project like this?

We plan the controls and operating sequence around power interruptions where possible, and we make sure the plant can restart cleanly. Good commissioning and safe shutdown settings help reduce stress on the equipment.

Do you service heating plants outside Centurion?

Yes. Ai-TEC works across Gauteng and sends service teams nationally for boiler and process heat work. We regularly support sites in Pretoria, Midrand, Sandton, Germiston, Boksburg and Kempton Park.
